Regarding the size, it is worth noting that the higher the floor, the larger the area of ​​the apartment, as the walls on the upper floors are darker. In my case, the area of ​​the apartment is 0.5 square meters larger than the area specified in the preliminary purchase and sale agreement for the apartment, and this is more pleasant than getting a minus in the area of ​​the apartment located on one of the lower floors.

The area of ​​these apartments is almost the same - who likes which one more. This is a matter of taste and needs, but I liked the layout of the P-44T better. Why?

1. Location of the bathroom.

In P44-T the bathroom is located in the corridor near the hallway, and in 111 between two rooms. In the second option, in the rooms near the bathroom you will always hear the noise of water, doors opening and closing, which will disturb the silence in these rooms.

2. Kitchen.

In P44-t and 111-M the kitchens have similar areas, but in the first version the kitchen has a bay window. Thanks to the bay window, there will always be light in the kitchen, and the kitchen will have a more beautiful appearance.

3. Corridor.

In P-44t the corridor is wider and shorter, which will allow installation in it nice closet for out-of-season clothing and other things, and in 111 the corridor is narrow and long, which does not allow its space to be used to advantage.

What I liked about P-44T is that the rooms are wider, which allows for more efficient use of their space, while in 111-M the rooms are quite narrow, which does not allow furniture to be placed on both sides of the rooms. Also in P-44T all rooms different sizes, thanks to this you will have more “maneuvers” in choosing the purposes of each of the three rooms.

5. Balconies

The P-44T has two fairly spacious balconies, while the 111 has only one. It is worth noting that the cost per square meter of cold rooms is, as a rule, half lower than that of residential premises, which means that you pay half as much for balconies and at the same time get more square meters.

In this version, the bathroom was expanded due to the corridor through which one could get to the kitchen and an additional toilet was installed in it, and the entrance to the old toilet was made from the kitchen. One room was made into a passage so that you could get into the kitchen through it. The second room was reduced by the width of the created storage room and a small corridor along which you can get to the storage room and the second room.

In this option, we redesigned the bathroom and toilet, increasing their area due to the corridor through which one could get to the kitchen. One of the rooms was made into a passageway to allow access to the kitchen, but the second room was left unchanged.

In this version, just like the previous one, we combined a toilet with a bathroom and increased its area due to the corridor. But the standard bathtub was removed from the bathroom and a jacuzzi was installed. The entrance to the kitchen was made through the room, making it a passageway.

Three-room apartments

The standard layout of a three-room apartment consists of three separate rooms, large kitchen, separate toilet and bathroom, hallway and corridor from which you can access all rooms.

Redevelopment of a three-room apartment no. 44 can be done according to one of the standard projects that are given below.

In this option, we enlarge one of the rooms at the expense of part of the corridor, but this room will be a passage room since only through it will it be possible to go to the other two rooms and to the kitchen.
