Once "Khrushchev" was the salvation of millions of people who received a separate living space instead of collapsing wooden barracks. Today, these small apartments, where it is difficult for a person taller than 170 cm to turn around, are increasingly becoming housing for a newly created family, a senior student or a young professional. And then the main question arises: how to think over the design of Khrushchev? How to draw up a project, choose finishing and decorative materials in order to properly use the available small square meters and get a space that will be comfortable to live in?

Khrushchev design: distinctive features

Khrushchev is easy to identify by its characteristic features:

  • low ceilings;
  • small rooms, most often walk-throughs;
  • meager kitchens (4-5 sq.m.);
  • narrow small hallways;
  • combined, or separate, but minimal in size bathroom;
  • doors that are located so that if one is open, then the other can no longer be opened.

These "achievements" of Soviet housing construction differ in the materials of the main structures: brick and block. Brick-built options have a slightly larger area of ​​\u200b\u200bthe premises, an acceptable ceiling height, and are better suited for normal life. But designing an interior, designing a Khrushchev of any size, adapting it to the needs of all inhabitants, is a complex, exciting process, where every centimeter of space should be taken into account so that it works as a plus. The more difficult the task assigned to the designer, the more interesting it is to solve it, coming up with design and decorating moves to make a small room ergonomic, voluminous, optimally suited to a particular person.


How to improve each room of Khrushchev by means of design? Let's go through all the premises of the "Khrushchev heritage" and decide on the starting point, decide where to start developing the design of the Khrushchev: defining a modern style, taste preferences, calculating finances or redevelopment.


Even with minimal redevelopment, it is necessary to draw up measured plans for each room, indicating the location of water, gas pipes, batteries, sockets, and outlets for lamps. The next step is the development of a sketch, or an exact project, and then obtaining permission from the appropriate authority.


Decorating techniques that solve the problem of limited space:

  • Khrushchev interior decoration using light colors. The lighter the space, the more voluminous it seems.
  • Laying on the floor of the entire apartment of the same type of high-quality expensive coating. The Khrushchev area is small, so this purchase will not make a financial hole in the budget, but it will look decent for a long time, emphasizing the thoughtfulness of the interior.
  • The use of one color for finishing vertical surfaces of all rooms. If such a solution seems boring, then accentuate one wall of the living room (opposite the window) with contrasting wallpaper, or using a very large pattern. This technique will help to correct a room that is too long, to make it visually close to the "golden" proportions.

  • A mirror on a long wall visually expands the space. Let this be only an optical illusion, but it allows you to get the desired effect.
  • A device along the perimeter under the ceiling of the shelves, where small things, books, study books of the last course, hobby materials will be stored in wicker baskets, colorful boxes or “office-like” cases.
  • Depending on the position of the front door, the installation of a high wardrobe, using the end part of the corridor. Even small in depth, it will allow you to store many seasonal things for storage. Cabinet doors, following the general style of the apartment, are better to be mirrored or use ready-made shutter doors painted to match the walls or in contrast.


The last version of the doors is applicable when using different styles, goes well with plaster, wallpaper, treated concrete. Today, a non-trivial solution to the problem of quickly moving into a new apartment is the rejection of careful finishing of wall surfaces: concrete walls are coated with a suitable paint or a protective transparent composition, revealing its texture.


The fewer doors open inside the hallway, the more convenient. It is better to abandon some of them, leaving the opening open.



Full bedroom: two options

In the process of designing a Khrushchev, consisting of two full-fledged rooms, special attention should be paid to the bedroom, because it is the only non-passing room, a closed space where you can be alone with yourself. To make it more convenient, you will have to be puzzled by a minimal but necessary redevelopment: separating the dressing room from the total area and moving the doorway.

The bedroom in Khrushchev is a room only 2.8-2.9 meters wide. In the case when it was decided to occupy the end wall opposite from the window with a dressing room (an overall storage compartment where even an ironing board and a vacuum cleaner can easily hide), then the only option for locating the bed, with an approach from both sides, is the headboard adjoining the longitudinal wall opposite the door. Having drawn all the dimensions on the plan, “moving” the drawn furniture, you will understand exactly where the door to this private room should be.


It is not recommended to place a TV in the bedroom. Loud sounds, flashing frames excite the human nervous system, disturb the psychophysiological balance, which leads to insomnia and lack of night rest. It is better to create a calm atmosphere in the recreation area, and move the TV panel to the living room.


In a one-room corner Khrushchev, where two window openings are provided, redevelopment can be more serious. If technical standards allow, try separating a part of the room with a window with a light partition, install a door, creating a small bedroom, and demolish the wall between the kitchen and the room, combining the space and getting an almost square kitchen-living room with a small niche for cooking.

Kitchen for a small company

In an ordinary Khrushchev kitchen, 2 people can hardly fit. Therefore, if you decide to combine it with the living room, then equip the wall perpendicular to the window with the necessary appliances built into the kitchen set, and transfer the large dining table, where the whole family can comfortably accommodate, to the adjoining room, endowing it with an additional dining room function. The bottom row of kitchen modules can be continued along the wall opposite the kitchen window by choosing a shallower size range. By cutting a triangular sink into the corner, you will get an enlarged L-shaped working area. The top row of cabinets above it will be successfully replaced by narrow open shelves. From below, it is easy to screw holders with hooks to them, which will accommodate the entire collection of tea cups, a collection of spatulas, whisks, scissors, vegetable peelers.


Make the most of vertical surfaces to take the load off your countertop. Magnetic strips for knives instead of a table box, spice jar holders, paper towel holders, baskets with cutlery and detergents - a huge number of items can be removed from a horizontal surface, preparing yourself a place for culinary creativity.


Do not decorate the kitchen window opening with curtains.




Roller blinds or a variety of blinds are much more practical and more convenient when cleaning. They do not block the opening, do not interfere with the penetration of light. Even more "open" the windows of the Khrushchev towards the sun will help sticking on the slopes of mirror strips, cut exactly along the width of the slope. Such a technique allows you to visually expand the window opening, thanks to the reflection effect, make it “invisible”. The times when apartments were handed out for free are irrevocably gone. And not so long ago, when the country began to recover after the war, in the era of large-panel housing construction, starting from 1955, they tried to provide housing, if not all, then many. Of course, these apartments, which are casually called "Khrushchev" in the common people, are far from perfect: too thin and uneven walls, low ceilings, uncomfortable layout, sound and heat insulation are not up to standard. But on the other hand, they built quickly, and the Khrushchevs completed their task in full.

In just 9 years, a quarter of the country's population was provided with housing. And until now, Khrushchevs make up a significant part of the housing stock. They give way to new houses only in the central districts of the capital and other large cities, while in the provinces Khrushchevs will stand for a long time. Their resource, previously 50 years, was revised and increased to 150 years, subject to major repairs. So it certainly makes sense to think over the design of the Khrushchev and make major repairs in it.

Yes, in Soviet times, they were happy with such apartments: even if it is housing, where there is only 1 room, and even that one is small, but it has its own. Living space norms were calculated not for reasons of comfort, but taking into account only the necessary minimum for human physiology. Now, when the needs have changed, the owners of Khrushchev want to somehow transform their housing in order to achieve comfort and functionality.

Khrushchev design options are actually not so few, especially if they involve redevelopment, for example, dividing one uncomfortable room into 2 rooms that perform different tasks, or expanding narrow and small rooms due to walk-through zones. Some options are more successful, some are less, but one thing is for sure, even an apartment of such a small area with low ceilings can become modern housing.

Perhaps an interesting design in Khrushchev can be created only if a competent redevelopment is carried out. Apartments do not have a large area, but their significant drawback is that the rooms are often narrow, uncomfortable, with a walk-through zone, non-functional corridors. This problem can be eradicated only by resorting to redevelopment.

Khrushchev houses were built according to the designs of several standard series. They differ quite slightly from each other, but they have one thing in common - a small area:

  • One-room apartments - 29–33 m 2,
  • Two-room apartments - 30–46 m 2,
  • Three-room apartments - 55–58 m 2.

When drawing up a redevelopment project, it will be necessary to solve a number of problems. One of the problems will be related to the legitimization of redevelopment, since not every design "flight of fancy" can be implemented legally. First you need to get permission to redevelop.

The first difficulty may arise with the definition of load-bearing walls. Fortunately, in almost all Khrushchev apartments, the intra-apartment partitions do not perform a supporting function, but only divide the space of the apartment into rooms, so they can be easily demolished, making major repairs. However, there are exceptions, in panel Khrushchevs you can also find load-bearing walls inside the apartment. Just in case, it must be said about how to determine the load-bearing wall in the apartment:

  • According to the plan of the apartment. You can get this kind of document at the BTI. You will be provided with a standard plan of the apartment with the designation of load-bearing walls and partitions.
  • Visually:
    • The load-bearing wall will be thicker than the partition. In Khrushchev, the thickness of the bearing wall will be at least 12 cm without finishing.
    • Interfloor floors will always rest on load-bearing walls.

If the wall is still load-bearing, then the opening will need to be strengthened with metal or wooden supports. Redevelopment, involving the partial dismantling of the bearing wall, can only be carried out with the permission of the housing inspectorate, strictly observing the approved project.

Even if the load-bearing walls in the redevelopment are not involved, a number of problems may arise. For example, if the redevelopment is associated with the expansion of the "wet zone". According to the law, the bathroom and toilet can only be expanded at the expense of non-residential premises, i.e. corridor, kitchen or pantry. An exception is only for residents of the first floors, where these restrictions do not apply.

Khrushchev houses often have a small little functional corridor connecting the entrance hall and the kitchen, due to which it would be convenient to expand the bathroom. Here it is in the diagram:

In fact, this is a corridor, but on the plans this site is designated as a residential area, so it remains either to put up with it, or act in two stages: first, separate this site with a partition and draw up a redevelopment of the living space into a corridor, then get permission for another redevelopment - expansion bathroom and re-register documents in accordance with all the rules. By the way, an increase in the bathroom due to the passage will require additional waterproofing.

If it is planned to combine the kitchen and living room in order to create a spacious living-dining area, then another restriction may be encountered here: combining the living space with the kitchen in the presence of a gas stove is not allowed. There are two ways out: change the stove to an electric one, or install a light sliding partition (after the arrival of the commission, it can be dismantled).

It is worth thinking about solving a number of other issues, which are discussed below.

Warming. Since the insulation in Khrushchev is insufficient - it is hot in them in summer, cold in winter, the walls in corner apartments often freeze through - the thermal insulation of the walls should be strengthened. Moreover, internal insulation in Khrushchev is not applicable, since the implementation of this method leads to a shift in the dew point inside the walls. As a result, the walls begin to collapse, especially brick ones. Insulation is available with the help of sheathing the external walls with polystyrene plates or with the help of lathing and mineral wool on the first floors of the building.

Glazing replacement. It is advisable to replace old wooden windows with new plastic ones. Here you will have to face some difficulties. Firstly, in some Khrushchev (panel) houses there are no window sills, and secondly, the window opening is likely to be uneven. If you contact a company with experience, then there will be no problems with window installation, since experience in replacing windows in Khrushchev has been gained. Something to think about carefully:

  • how wide will the window sill be,
  • how to make window insulation.

Usually they try to make the window sill wider so that there is room for indoor plants. In Khrushchevs, where initially there were no window sills, this should be avoided. On the one hand, the area of ​​support for a wide window sill is insufficient, which means that the structure will be very unstable, on the other hand, a wide window sill will cause a violation of heat transfer. By the way, the plaster slopes must be completely dismantled.

Redevelopment ideas

So, the main problems of redevelopment and repair in Khrushchev are indicated. Now about the specific ideas of redevelopment.

One-room Khrushchev

It would seem that what can be invented, having a one-room Khrushchev as the initial data? It turns out that it is possible to enlarge the bathroom and make a separate bedroom, at least it is quite possible to make the redevelopment more convenient.

The typical layout of a one-room apartment in Khrushchev is a corridor leading to the kitchen and an “arch” to the living room. In some series, the "arch" was built up, and the passage to the room was located directly opposite the front door. Sometimes the project included a storage room. In the corner apartments, there was another window on the long wall of the living room.

Redevelopment option Description of the redevelopment

This is a redevelopment option, where the “arch” is built up and turns into an ordinary doorway, the functionality of the living room in this case increases, since, for example, a sofa can be placed along the wall that has grown in length. The door to the toilet is also transferred, due to the rounding of the space, the hallway becomes more spacious. Now a corner cabinet can be comfortably accommodated here. The kitchen remains unchanged.


Here you can see that all interior partitions, including bathroom partitions, are completely demolished. The space is completely rebuilt. The bathroom is expanding due to the corridor, now there is enough space to install a washing machine. The sink, by the way, is transferred to the opposite wall, which will require a sewer supply. The partition between the living room and the kitchen is dismantled, the wall between the bathroom and the kitchen is lengthened by building up the old doorway: you can place a full-fledged kitchen set. The disadvantage of redevelopment is that the hallway area is decreasing, but now it is convenient to place a closet in the living room, especially since there is a place for hangers and shelves for shoes in the hallway.


Another option for transforming space through the passage. In this case, the orientation of the bathroom changes - it increases slightly in area, but the main emphasis is on increasing the area of ​​\u200b\u200bthe kitchen. It is partially combined with the living room due to a wide opening in which sliding partitions can be installed.


Here much attention is paid to storage places, and there is also a place for a double bed, it is not separated from the living area in any way, but is located in a cozy nook. The kitchen is combined with the living room, a separate niche for the refrigerator is arranged. You can beat the kitchen, living room and sleeping areas with the help of design. Pay attention to the bathroom. The entrance to it is transferred from the hallway to the passage, due to which the door is removed from the narrow hallway. Replacing the bathtub with a shower cabin allows you to unload the space and install a washing machine.


In this version, due to the transfer of the doorway to the kitchen, the bathroom was expanded, or rather the bath area, part of the wall was beveled, which resulted in a full-fledged doorway to the living room. The kitchen space is not significantly optimized.


Here the partition between the hallway and the living room has been demolished. There is a closet in this place. The partition between the living room and the kitchen is partially missing. The role of the space divider is performed by the bar counter. By moving the dining area from the kitchen to the living room, the kitchen has become much more spacious. The kitchen set in this version is located with the letter "G" and occupies not only a long wall, but also a wall with a window. Perhaps, it should be noted the lack of storage space and a small bathroom, which is not rebuilt, but instead of a bathtub, a shower cabin and a washing machine are installed.


Even such a small apartment as a one-room Khrushchev can be made two-room if necessary. For example, on this plan you can see that a bed and a bedside table have been placed in the far corner of the living room. The bedroom area is separated by a partial partition to allow access to natural light as the bedroom has no window. The kitchen and dining area are united by a single countertop. Zoning carried out using flooring. There are storage spaces both in the hallway and in the living room.


In the corner Khrushchevs, where there are two windows in the room, there are more redevelopment options, more precisely, two full-fledged bright rooms with natural light can be made from one room. This plan shows that the partition between the kitchen and the living room has been demolished, but a new partition has been erected, which now divides the room into two parts. The result is an excellent apartment with separate rooms: a living-dining room and a bedroom. The bathroom area is not affected by the redevelopment.


This redevelopment option is similar to the previous one, but the entrance to the bedroom is from the living room. But in the bedroom you can order a large closet, which will solve the problem with storage space.

Two-room Khrushchev

The typical layout of a two-room Khrushchev apartment gives more design options, especially if all the walls in the apartment are not load-bearing.

In a typical two-room Khrushchev, you can significantly expand the bathroom due to the passage, organize a spacious dining-living room. In addition, from a two-room apartment you can actually make a "three-ruble note". There are three common typical layouts of kopeck pieces in Khrushchev, which people have received loving names: “book”, “tram”, “mini-improvement”.

Redevelopment option Description of the redevelopment

The partition between the room and the living room is simply demolished. The space of the former passage is now divided between three rooms: an entrance hall, a bathroom and a kitchen. In the hallway there is a wardrobe, in the bathroom there is a washing machine, in the kitchen there is a niche for a refrigerator. The doorway to the pantry is blocked up. It turned into a dressing room with an entrance from the bedroom. The kitchen is combined with the living room.


Similar option. The difference is that in the hallway there is no niche for a closet, and in the living room, opposite the front door, there is a workplace. The entrance to the wardrobe is not from the bedroom, but from the living room, next to the workplace.


Here, the redevelopment mainly touched the kitchen and living room. The wall between the living room and the kitchen has been torn down and replaced by an island kitchen sink. The dining area is now in the living room: the dining table is adjacent to the sofa. Behind a sliding partition there is a double bed, which we managed to fit in thanks to building up the wall between the hallway and the living room. From the bedroom area you can go into a spacious dressing room, hidden behind a sliding door. The bedroom became a nursery for two children.


The disadvantage of this redevelopment is immediately visible - it is too long and narrow corridor, but, nevertheless, this option has the right to exist. After all, it allows you to make separate rooms, expand the bathroom at the expense of the corridor, allocate a storage area. Both the bedroom and the living-dining room are separated by partial partitions, which perform the function of zoning the space and highlight the recreation area.


In this version, a niche for a refrigerator and a wardrobe is made at the passageway. The partition between the kitchen and the living room is removed only partially, only to make a new entrance. The living room turned out to be dark, the light comes only thanks to the transparent inserts in the partitions. But the new bedroom turned out to be very bright and with a balcony.


There is also a possibility of such a variant of redevelopment. Part of the pantry and the bedroom become a common space with the living room, the partition between the living room and the hallway is moved deeper into the room, the kitchen partition is dismantled. It turns out a very spacious living-dining room, a small bedroom and a full dressing room.


The kitchen and living room are not combined here, as in most of the previous options, but the bathroom is also expanded through the passage. The partition in the bedroom divides the room into two bedrooms - one with a window, the other without it. The wall is zigzag to leave room in both rooms for deep built-in wardrobes.


This option is similar to the previous one. The bedroom here is also rebuilt in such a way that two separate rooms are obtained from it, but the bathroom is not rebuilt, there is now a dressing room in the aisle and a place for a built-in wardrobe in the hallway. The partition between the living room and the hallway is moved further - a comfortable workplace is organized.


An interesting option is a diagonal redevelopment, as, for example, can be seen in this plan. Thanks to this approach, it was possible to fit a corner bath into the bathroom, to combine a washbasin and a washing machine under a common countertop. The kitchen does not expand, but its design changes significantly. First, the partition is being demolished. The table is replaced by a bar counter. Secondly, the sink is transferred to the side of the wall with a window. The partition between the bedroom and the living room is moved to install built-in furniture. The highlight of the project is a dressing room, on the sides of which you can place corner cabinets-pencil cases.


There is also a diagonal entrance. But the bedroom is significantly expanded due to the living room. In fact, it turns out a three-room apartment, but the living room is small and separated from the kitchen by a low partition.


A similar project, but the entrance hall is a little larger. There is a niche for a wardrobe. The bathroom has been enlarged.


Two-room Khrushchev on two sides. The rooms are adjacent. And the main task is to make them separate. From the narrow hallway, the door to the bathroom is transferred, and by reducing the area of ​​\u200b\u200bthe living room, it is possible to allocate space for a pantry or dressing room. The bedroom is divided by a through rack, thanks to which the illumination is not significantly reduced, but the space is zoned into the bedroom and the living room. Instead of the former living room is now a children's room.

Three bedroom apartment

In a three-room Khrushchev, the tasks of redevelopment also come down to solving the problem of adjacent rooms and their small area.

A typical layout of a three-room apartment involves a small kitchen and a walk-through living room, from which the entrance to the bedroom is made, one bedroom is separate. It can be a book-type layout:

This plan shows that the entrance to the bathroom has been moved and made at the junction of the walls, the partitions of the kitchen and the hallway have been dismantled. The pantry has been converted into a dressing room and slightly expanded with a walkway.


In this option, there is no partition between the living room and the living room. The bathroom is combined. The partition between the living room and the kitchen is partially removed, but remains opposite the bathroom. The entrances to one of the bedrooms and the wardrobe are located in the form of a semicircle.


There is a large and comfortable dressing room, the entrance to which is from the bedroom. In the living room there is a special rounded niche for the TV, which has become a central element. The living room also has a dining area.

The entrance hall in Khrushchev has several disadvantages:

  • miniature;
  • long and narrow corridor;
  • inconvenient layout in the form of the letter "G".

To avoid the lack of space, the entrance hall can be expanded with a bathroom or a living room, at least in order to install a closet. The fact is that even a narrow closet in such a hallway would be inappropriate, because often the situation is aggravated by the bathroom door opening into the hallway. If it is not planned to increase the room, then you will have to go for various design tricks in order to prevent the hallway from feeling cluttered.

Design techniques that will allow you to unload the interior as much as possible:

  • Minimalistic furniture. This applies not only to the design of furniture, but also to its quantity. In the hallway should be only the most necessary. These are, for example, places for shoes and clothes. Moreover, open hangers should be avoided, since even a couple of sets of winter clothes on it will create a messy effect. Still, you need to try to allocate space under the closet. It can be a small corner cabinet with a mirrored door. Nearby you can hang a small shelf for small things that should be at hand. In general, corner structures and mirrors should be used in the Khrushchev hallway. That's just in front of the door to hang a mirror is not recommended for Feng Shui.
  • Help expand space competent choice of interior color. It is known that light colors visually make the interior more spacious. This is true for the hallway as well. However, if you follow this advice, choose materials that can be washed. For example, for walls it can be paint, for floors it can be tile or ceramic tiles. The best option would be a glossy stretch ceiling with spotlights. Their number must be sufficient. For example, lamps are often placed along the entire ceiling along the center line or along the perimeter near the walls in two rows. Additional wall lamps can be provided. The switch must be positioned so that it can be reached from the threshold. It is quite inconvenient when it is located in the center of the hallway. You have to cross part of the hallway in the dark in dirty shoes, coming from the street, just to turn on the light. By the way, if the corridor is long, then it is advisable to install a walk-through switch, with which you can control the lighting from different ends of the corridor.
  • Zoning. In a miniature hallway, zoning will probably be inappropriate, which cannot be said about a long corridor. Some designers advise dividing the space of such a corridor into two, maximum three zones using arches, you can also use color schemes.

When designing a living room, you will have to face the same problems as in the hallway: low ceilings, little light. In addition, the living room is often a walk-through, which is why a significant part of it cannot be fully used. Some of the problems are solved with the help of redevelopment, as mentioned above, some can be solved by using competent design ideas.

  • laconic design, lack of protruding decorative elements;
  • the minimum amount of furniture,
  • neutral colors, it is possible to use contrasting colors to transform the perception of space, but a professional approach is required.

Most likely, you will have to order furniture according to your size, since it will be difficult to pick up something from the finished one.

The most correct move would be to replace heavy curtains with light curtains that will let natural light into the room as much as possible. In the evening, good artificial lighting should be organized. It can be all the same spotlights in combination with a glossy light stretch ceiling, a plasterboard ceiling with niches that are well lit around the perimeter, or the so-called floating ceiling, implemented using LED lighting.

Of course, you can make a separate bedroom in Khrushchev, but if you don’t want to sacrifice free space, for the sake of placing a double bed, which will stand as a “dead weight”, you can choose transforming furniture as a solution. Now on sale there is not only a bed that transforms into a small sofa, you can buy corner sofas in a complex with living rooms, which will turn into full-fledged beds at night.
